2016/2017 Rent Consultation – Have your say
At this time every year, we review our rent charges before they change on 1st April. We are legally obliged to consult you on our proposals. Setting rents requires finding the right balance between income from rent and the money needed to run and improve the service tenants expect.
We would welcome your opinion on our plans and services.
Weslo understands that many tenants continue to feel the pressures caused by the economic situation and the UK Government’s Welfare Reform changes therefore when deciding the rent increase, we need to take account of:
• the views of tenants
• the on-going costs of managing and maintaining our houses
• costs of repaying loans
• affordability of rents for tenants
• inflation.
What did we do in 2015 /16
Our Improvement and Maintenance Programme invested some £1.5m in delivering:
• Bathroom upgrades to 300 houses
• Central heating boiler upgrades to 100 houses
• Mechanical ventilation systems to 100 houses
• External painting and gutter cleaning to 80 houses
• External wall insulation to 20 houses
and ensuring that our houses met the Scottish Housing Quality Standard by the 2015 Government deadline.
In addition we delivered :
• an improved flexible and responsive repair service
• expert welfare advice service.
What we propose in 2016 /17
We intend to continue with our commitment to limit the rent increase to no more than the rate of inflation plus 1% (based on the December 2015 inflation rate of 1.2%) therefore to avoid any reduction in our service to tenants we are recommending to our Tenant Participation Committee and Board that they approve a 2.2% rent increase from 1 April 2016. This increase will raise some £175,000 which will help us to invest a further £1.6m in our housing stock this year enabling us to carry out the following work:
• Bathroom upgrades to 300 houses
• Central heating boiler upgrades to 146 houses
• Mechanical ventilation systems to 100 houses
• External painting and gutter cleaning to 80 houses
• External wall insulation to 20 houses
Looking to the future, this level of expenditure will support our commitment over the next 10 years to invest a further £12 – 13m in maintaining and improving the condition of your homes and our housing stock.

Weslo’s Board meet on Wednesday 3 February 2016 at 10am
